Sustainability is a strategic priority for Morguard. Our approach to Responsible Property Investment (RPI) is a best practice in the Canadian real estate industry. Incorporating environmental, social and governance indicators into property business and capital plans, provides investors with critical insights and allows Morguard to manage and operate efficient buildings. With a direct correlation between RPI and investment performance, this process results in value creation and operational excellence.
We are pleased to report on continuous improvement year-over-year - and against our updated 2015 baseline year. We have engaged with our stakeholders on the issues that are material to them, reduced our environmental footprint and improved health and safety of our employees.
- 5.8% reduction in energy use, enough to power 1,756 homes for a year
- 7.8% reduction in greenhouse gas emissions, equivalent to eliminating the annual GHG emissions from over 3,519 passenger vehicles
- 9.4% reduction in water usage, equivalent to 189 Olympic swimming pools
- 5,600 metric tons of waste diverted from landfill, equivalent to 552 garbage trucks of waste.
- 14 LEED certified green buildings in operation with 3 properties currently in the certification process
- 60 properties currently certified through BOMA BEST with 7 properties currently in the certification process
- 8 consecutive years of recognition as one of Canada's Safest Employers
- Morguard was also the recipient of 24 Green Building awards in 2020, ranging from industry to client specific acknowledgements

Bramalea City Centre Receives Clean50 Top Project Award
Morguard-managed Bramalea City Centre (BCC) and their partners at Rycom, an integrated technology solutions and services provider, have received a Canada’s 2019 Clean50 Top Project award for their Smart Data Analytics Solution. The awards recognize the most innovative, informative and inspiring clean capitalism and sustainable development projects in Canada.
Morguard and Rycom received the award for implementing an innovative data analytics platform that improved monitoring of both the HVAC and Building Automation Systems (BAS) at BCC. This increased visibility allowed the BCC team to establish a monitoring and servicing schedule that insured their systems operated as efficiently as possible.
Within the first eight months of implementation alone, the system identified optimization opportunities that can reduce operating costs at the mall by $88k/year and remove the equivalent of over 29 tonnes of annual CO2 emissions.

Electric Car Charging Stations
Bramalea City Centre has two all-purpose EV charging stations donated by Sun Country Highway and one EV charging station donated by Tesla Motors dedicated to Tesla vehicles. These companies recognized BCC as a destination shopping center and wanted to provide these charging stations at BCC to service the growing electrical vehicle (EV) segment. BCC is providing this service to everyone who owns electric vehicles free of charge as part of our enhanced amenities at our Shopping Centre. Also, BCC is identified on the Sun Country Highway and Tesla Motors websites as a charging station location. This helps EV owners locate charging stations throughout Canada and the US to plan their commutes.

BCC Beehives
Bramalea City Centre is actively taking part in sustainable development. The installation of two beehives on the green roof of our property has made a huge impact on the ecosystem and the bee community.
Urban beekeeping contributes to increasing local honey production, the pollination and provides a greener urban setting. Its mission is to protect the bees that have been in decline all over the world while increasing the general population’s awareness of their essential role in the environment. The bee is a pollinator insect that plays a major role in the production of fruit, vegetables, and nuts: one-third of our food supply relies on their pollination!
